Who is the Omni Center?

The Omni Business Center campus began development over 30 years ago, on what was once an abandoned oil field west of Towne East Mall.  Together with his wife, Nancy, Roger Farrow designed and landscaped the buildings and property with the intent purpose of providing a premier office campus for Wichita’s business professionals.   Over the years, along with a wonderful staff and crew including their two sons, Jeff and Buff, Omni has developed into one of the most unique and beloved office centers in Wichita.    

Since 1986, Omni has given their office tenants maximum flexibility to be able to lead the lives they want to live in order to be happy and successful by providing them fully managed business services.  No matter a tenant’s schedule, Omni has always taken care of their office so they could focus on their business.

What does H2O look like?  

Today, many businesspeople are spending more time away from the office or taking more time to be with family.  Working parents are now making the effort to attend their children’s events during the workday. Some are now wanting to work from home part of the time.  These are just some of the reasons that Omni created the next brand of office: H2O.  

H2O is office space designed to maximize convenience and flexibility for businesspeople so that they can live their life to the fullest.  

H2O’s innovative new membership plans create maximum efficiency by allowing businesses to downsize their real estate footprint and long-term obligations, while still maintaining the maximum flexibility and visibility to grow their business.

Omni has always had this business model, but now H2O has taken it to a completely new level.

H2O promises to raise the bar even higher with amenities that will include:  a 24/7 business lounge, indoor fireplaces, outdoor firepits, a putting green, BBQ stations, covered decks, dry cleaning pick up/drop off, vinyl listening area, walking paths, and a wide variety of wi-fi workstations throughout the campus, inside and out.

Why the name, H2O?

The idea behind H2O is that it’s your “Home-away-from-Home Office”. People are at their work place a lot. Why wouldn’t they want to feel like their office is an extension of their home?  People like to be greeted with a friendly face and have a professional environment in which to prosper and yet, have the security to pick up and leave the office at any time. This is where Omni has their tenant’s back.  And that’s worth a lot in today’s hectic, stressful world.  

In addition to “Home-away-from-Home Office”, H2O obviously also means “water”.  Why water? Bruce Lee once said that we should “be like water”. Fluid. When you pour water into a container it takes the shape of that container; pour it into a teacup and it becomes the shape of the teacup; pour it into a bottle and it takes the shape of the bottle, etc.  

This metaphor is the same for H2O and explains the many shapes that the H2O office plans can take.  The office plans Omni has created, along with the campus improvements developed to support these plans, are very innovative and cost-effective.  

Office plans literally take the shape of someone’s business.  Possibilities include everything from a corporate office; a suite of offices; one office with memberships; a branch office where you don’t even have a physical office; the ability to just work on campus; have phones answered, or mail received.  

“With H2O, tenants will have leasing options that are just not possible at other office buildings”, says co-owner Buff Farrow.  “Combined with the pleasant and unique office environment, there is no better value in office space anywhere.”

Stress-free Officing

Omni has always specialized in stress-free officing.  As previously listed, Omni provides a complete gamut of services so businesses have everything they would ever need to run a professional office.  It takes the stress off Omni tenants from having to coordinate and manage all their office functions and still try and run their business. Not to mention, all the bundled services make their bottom line look a whole lot better.

 “We’ve always specialized in this since we started 35 years ago”, said Jeff Farrow, who along with his brother Buff, are now the second generation to own and manage the eastside office buildings.  “But until the past few years, I hadn’t fully realized the science behind what made Omni special and our office space distinctive from other office buildings. It used to be that office space could only be distinguished by if the air conditioning worked or not.  Now it is more about the experience and we believe H2O is the future of that trend.”  

“That’s where I think we’ve gained an even greater appreciation for what we have created over the years and how our focus has always been on lowering our tenants’ stress levels.  And now there is science to back up and explain the things that we do and why they positively affect our tenants and guests the way they do.”

Supporting Science  

For example, Omni has put a great deal of time and effort over the years into landscaping the entire property.  Decks, pebbled paths, seating areas, and scattered gardens allow tenants to relax while taking a break or having lunch.  It has been scientifically proven that exposure to the outdoors with the sun and fresh air, plants, etc. all contribute to lower one’s cortisol levels; cortisol levels normally rise when people are stressed.  

Omni also incorporates an extended gallery of artwork (mostly local), seasonal decorations, monthly events and food trucks, color schemes, and furniture arrangement to keep tenants’ spirits high and creative juices flowing.   Fresh-cut flowers from the Omni gardens are often placed throughout the buildings to “bring the outside in”.

Even Roger and Buff’s alma mater, UCLA, recently announced the opening of a School of Kindness.  “At first I thought they were absolutely crazy”, said Buff. “Until I realized that they were basing this mammoth undertaking on the medical science they have already discovered regarding kindness; how giving and receiving kindness has actually been found to lower inflammation around vital organs and thus extend people’s lives.”

“Our live receptionist is a perfect example of the Kindness Effect”, said Jeff, the older Farrow brother.  “Our tenants walk into our building where they work every day and every day they are greeted with sincere kindness.  Every day. And every time they leave for the day they are left with that same kindness. That just doesn’t happen at most office buildings.  It’s a great way to start and end your workday!”

Kindness and beautiful surroundings are intangibles that Omni has always incorporated into what they’ve done.  But Omni has also always been about value.
